What is an Energy Performance Certificate (EPC)?
The Energy Performance Certificate (EPC) gives home owners, tenants and buyers information on the energy efficiency of their property.
It gives the building a standard energy and carbon emission efficiency grade from 'A' to 'G' (where 'A' is best) and advice on cost effective improvements to improve the current rating.
The advice contained in the report is just that - you do NOT have to act on it if you don't want to.
All residential properties being placed on the market in England and Wales must have a Home Information Pack.
All Residential properties being offered for rent must have an Energy Performance Certificate.

Do I need an EPC?
There are exemptions, but if you are selling your home or renting to a new tenant then the answer is Yes.
How long does a HIP last for?
The HIP does not have an expiry date as such, however the buyer may request new searches if the original ones are considered by their conveyancer to be out of date, but that is up to them to fund.
The EPC for a property being sold currently has a life span of 3 years.
The EPC for a property being rented currently has a life span of 10 years and can be re-used for subsequent lettings within that period.
What happens if I don't get one?
As it stands, the legislation allows the Local Trading Standards Authority to impose a 200 fine on the seller / agent for non-compliance. This fine is not a one-of, it can be levied for each day that the property remains on the market.
